Make an offer and sign the MOU

If you are buying with a mortgage, your bank will conduct a valuation of the property and issue a final offer letter. We work with trusted mortgage brokers across Dubai's leading banks who can help you secure the best available rate.

Dubai Land Department transfer

The final step is the DLD transfer at a designated trustee office in Dubai. Both buyer and seller (or authorised representatives) attend to sign the transfer documents. The DLD transfer fee of 4 percent is paid at this stage, and ownership is transferred to your name.

Collect your title deed

Once the transfer is complete, you receive your official Dubai Land Department title deed, confirming your ownership. For off-plan purchases, you receive an Oqood registration certificate in the interim, with the title deed issued upon handover.

Yes, absolutely. Dubai has welcomed foreign property ownership since 2002 and it remains one of the most open real estate markets in the world for international buyers. As a non-UAE national, you can purchase freehold property in designated areas including Downtown Dubai, Dubai Marina, Palm Jumeirah, Business Bay, Jumeirah Lake Towers and many more. Our real estate agency in Dubai has helped buyers from over 40 countries buy properties here and we will guide you through every step of the process.

Beyond the purchase price, here is what you should budget for. The Dubai Land Department transfer fee is 4 percent of the purchase price. Agency commission is 2 percent plus 5 percent VAT. Property registration fees are approximately AED 4,000 for properties above AED 500,000. If you are taking a mortgage, there is also a mortgage registration fee of 0.25 percent of the loan amount plus AED 290. In total, most buyers plan for around 6 to 7 percent of the purchase price in transaction costs, which is still very competitive by international standards.

Freehold means you own the property and the land it sits on outright, with no time limit on your ownership. Leasehold means you own the right to use the property for a fixed period, typically between 30 and 99 years, after which ownership reverts to the landowner. Almost all of the popular areas where foreigners buy properties in Dubai are freehold, including Dubai Marina, Downtown Dubai, Palm Jumeirah and Business Bay. Yes. Both UAE residents and non-residents can apply for mortgages through UAE banks. For residents purchasing their first home, banks typically lend up to 80 percent of the property value, meaning you need a minimum 20 percent deposit. For non-residents, the maximum is usually 75 percent, so a 25 percent deposit is required. Mortgage rates in the UAE are currently competitive and several banks offer Islamic finance options as well. At the time of signing the MOU, the buyer typically pays a 10 percent deposit, which is held in trust. The MOU is registered with the Dubai Land Department and forms the basis for the final transfer of ownership.
