How to Rent a Property in Dubai: Step by Step

Renting in Dubai is straightforward once you know what to expect. Here is how the process works from start to finish.

1

Set your budget and priorities

Decide what you can comfortably spend annually and whether one, two or four rental cheques work best. Note essentials such as parking, pets, schools and your preferred community.

2

Browse listings and book viewings

Share your requirements and we will curate a shortlist from our full database, including opportunities not yet advertised. View in person or virtually at a convenient time.

3

Make an offer and agree terms

We negotiate rent and practical terms such as repairs, payment frequency or a rent-free period, then prepare a Letter of Intent to secure the property.

4

Sign the tenancy contract

We review the RERA-compliant contract before you sign and flag any problematic clauses. The security deposit is normally paid at this stage.

5

Register your tenancy with Ejari

Ejari creates the official legal record of your tenancy and is needed for utilities and other services. We help ensure your registration is completed correctly.

6

Set up DEWA and move in

Use your Ejari number and Emirates ID to activate electricity and water. Once connected, you are ready to move in, with our advisors still available after handover.

Frequently Asked Questions About Renting Property in Dubai

Yes. Standard annual tenancies normally require a UAE residency visa or Emirates ID, but landlords may accept a passport with proof of employment or a visa application in progress. Furnished and serviced residences are also widely available on monthly or weekly terms for visitors.

Rent is commonly paid using one, two or four post-dated cheques. Some landlords offer six or twelve payments. The schedule is negotiable, and our advisors work to secure payment terms that fit your circumstances.

Only within limits governed by the RERA Rent Index. Permitted increases depend on how the current rent compares with the area's average for similar properties. Your specific position can be checked using the Dubai Land Department's rental calculator.

Ejari is Dubai Land Department's official tenancy registration system, and rental agreements must be registered. It creates a legally recognised tenancy record and is required for DEWA, some residency services and formal rental disputes. Adler Properties assists rental clients with this process.

A typical residential tenancy requires a valid passport, Emirates ID and UAE residence visa. Landlords may accept a work contract or employer letter while a visa is being processed. Corporate rentals also usually require company documentation.

The standard security deposit is generally 5 percent of annual rent for an unfurnished home and 10 percent for a furnished property. It is refundable at the end of the tenancy, subject to outstanding bills and damage beyond normal wear.

Early termination is possible, but many contracts include a two-to-three-month penalty or require a replacement tenant. The exact outcome depends on your agreement, which is why we carefully review termination clauses before clients sign.

A RERA-registered agency provides compliant paperwork, correct Ejari support, informed negotiation and professional assistance if issues arise. Tenant agency fees are commonly 5 percent of annual rent and provide protection and guidance throughout the process.
